With Scotland making it harder to evict tenants with the new Private Residential Tenancy replacing the hold Short Assured Tenancy. Landlords should understand their role and appreciate that a rented property is viewed as a business transaction which requires rules to be adhered to

As the popular TV show states Location, Location, Location.  Location is important but Price is usually the deciding factor in a lot of property lets. If two properties are next to each other with similar sizes, shapes, decor, cleanliness and condition then the one that is slightly lower in price will always rent first.

We will provide advice for a well presented similar property in the same area but this can be adjusted up or down depending on your needs, as some landlords are happy with a slightly lower rent as long as it meets their financial mortgage commitment and it also can ensure the tenants stays longer.  All other things being equal the higher you set the price the fewer applicants you will have and the longer it will take to rent.

Another factor worth considering is the lead time between securing a tenant and the start of the tenancy.  Often a let will be agreed within a few days but the entry date will be three weeks later.  This is particularly true with unfurnished property, where it is not unusual to find viewers who are looking to move in six weeks.

The process is simple, and begins with you allowing us to uploading your property details & photographs to Right-move, S1homes, Citylet’s ,Gumtree Etc.

  1. Tenants see your advertisement and contact us to arrange a viewing via the portals or they can book directly via our booking system on our website.
  2. We contact every enquiry and gather basic information such as who’s moving in, working status, do they claim benefits, pets, move date, etc and filter to your specified criteria. Providing that they are suitable we confirm the viewing.
  3. We always meet the prospective tenant and show them the property.
  4. If the tenant likes the property we will perform comprehensive reference checks. Reference checks are paid for by the incoming tenant. Our reference checks include a credit history check, bankruptcy and CCJ check, previous landlord reference and employer reference.  We use one of the UK’s leading provider or referencing services to complete these checks.  These are normally returned within 1-3 working days.
  5. Once we have revived acceptable checks we will secure the property by taking a holding deposit and organise an entry date.
  6. We will coordinate with your to ensure the property meets all legal requirements before the tenant moves in and if necessary arrange nay repairs or safety certificates if required,
  7. On the day of entry we will meet the tenant at the property and complete all paperwork the inventory with them to ensure no future complaints or disagreements.
  8. On the day of entry your will be sent rent payment and the deposit will be sent to the rent deposit scheme.
  9. We will collect the rent monthly and you will receive your payment monthly usually on the same date.
  10. The property will be inspected every three months until the tenant has provide their notice to vacate, at this time we will relist the property for let and the process starts again.
  • Carbon Monoxide Detector.  One will be required in every room which has a fixed combustion device, such as a gas fire or boiler.  Devices which are used exclusively for cooking are excluded.
  • Landlord Gas Safety Inspection.  This will be required if your property has one or more gas appliances.  The inspection must be carried by a Gas Safe registered engineer, who will forward a record of the inspection.  A copy of this record must be given to your tenant prior to the start of the tenancy.
  • Energy Performance Certificate.  This gives an actual and potential energy efficiency rating and has been a requirement since November 2009.  It is included as part of a standard home report in Scotland.  A copy should be posted at the property and made available to all viewers.  The certificate should be obtained prior to commencement of marketing and displayed on all property advertising.
  • Electrical Inspection.  From December 2015 electrical inspections will be mandatory for all new tenancies.  There are strict rules about who can carry out these inspections and what they must cover.
  • Legionella Risk Assessment.  This should be carried out prior to any tenants being moved into the property.
  • Landlord Registration.  All private landlords in Scotland must apply for approval as a ‘fit and proper person’ prior to letting their property.  The application should be made prior to commencement of the tenancy.
  • Smoke detectors.  The ‘statutory guidelines’ state that a smoke detector should be installed in each lounge and circulation area such as hallways.  A heat detector should be installed in the kitchen.  All detectors should be mains wired and interlinked.
  • Tenants Deposit Protection.  All tenant’s security deposits must now be submitted to a deposit protection scheme which has been approved by the Scottish government.  The deposit must be submitted within 30 days of the start of the tenancy.
